Application Requirements

  1. Applications that are incomplete will not be processed until completed in full.
  2. Application fees are non-refundable, for ANY reason.
  3. You must tour the property you are interested in with a property manager from Lott Management before making a security deposit.
  4. All adults 18+ must provide a valid government-issued form of photo identification.
  5. You must provide proof of income equal to three times the amount of the rent. We must be able to verify this income.
  6. We do not use your credit score; however, we do look at payment history and/or charges filed for non-payment. We rely heavily on positive rental history in your name.
  7. All adults 18+ cannot have any record of court filings (eviction or foreclosure) within the last 5 years, regardless of the outcome of that court filing. (You will be automatically denied for this issue).
  8. All adults 18+ must not have any pending charges or convictions within the last 5 years relating to violence, drugs, or sexual misconduct. We do not rent to registered sex offenders. (These will cause automatic denial) We look at all criminal history, not just those referenced that will cause an automatic denial.
  9. We reserve the right to deny any application for any reason not protected by fair housing laws.

Applications are processed within 3 days (optimal) to 7 days depending on responses from landlords, employers, and references. We reach out to those necessary parties. If we do not hear back from them within 24-48 hours we will reach out to you to help with this process. We then reach out once more to those parties. After 7 days the application will go into inactive status if you or references do not reply. After 30 days from submission your application expires and you will be required to resubmit an application.

Additional Information

  • Homes are rented “as is” unless otherwise noted in writing.
  • Occupancy is limited to 2 persons per bedroom.
  • No pets are allowed without Management authorization. We require a recent photo of any proposed pet.
  • Not all properties are pet friendly. Please ask if you are not sure.
  • Our homes are rented on a first qualified, first-served basis. For your application to be considered, a  non-refundable application fee is required (payable by credit card online, OR cash or money order in office for paper applications. Credit cards cannot be taken in office.).
  • We accept and process applications until an approved applicant secures the home by paying a security deposit (multiple people can apply for the same property).
  • For more than one applicant 18 and older – each adult must complete their own application and each applicant must pay the non-refundable application fee, ($50 per applicant online) Even if the adult has no income, they must submit a separate application.
  • If you are not able to submit print an application online, you may get blank applications from the office to take, complete, and return later, but you must pay for them first. We do not give our blank applications without the application fee. The paper application is $100 per applicant.
  • Applicant(s) understand that the result of the application applies to all co-applicants as well (i.e. – you apply together means that you’re approved or denied together).
  • An amount equal to the security deposit (and any special keys deposits and non-refundable pet fees) must be paid upon approval of this application to prevent the property from being offered/ rented to someone else. This must be paid with cash or money order only. The amount is non-refundable if you decide not to take the home.
  • Rent payment must begin within 14 days after receipt of the amount equal to the security deposit, contingent upon availability of the property unless other arrangements are made. At lease signing, the amount will be converted to your security deposit and can be fully refunded with a successfully fulfilled lease.  Additionally, the first rent payment must be a full month regardless of the start date; any overages due to prorated days will provide a credit for the upcoming month. This also must be paid with cash or money order only.
  • Government issued ID will need to be brought to our office at the lease signing
  • Lott Management, LLC offers the property to the public for rental or lease in compliance with all state and federal housing laws. Lott Management, LLC does not discriminate on the basis of race, color, religion, sex, familial status, handicap, or national origin.

What do I need to apply?

What if I want to change something about the house? How do I go about that?

Any change you make to the home must be approved by us prior to you doing so with the exception of hanging pictures. We do ask that you use command strips and not to put holes in the walls.

Can you fix something about the house before I move in?

We rent the homes “as is” so in general, no, but you can always ask.

After I get approved, then what?

Once you are approved you can come into our office during our business hours and drop off the security deposit which is the same price as the rent.  If you have an approved pet, you will also be required to pay a non-refundable pet fee at this time. You will have 2 weeks (14 days) from the date listed on the deposit to have all utilities at the property transferred to your name, make an appointment to come in and sign the lease, and pay one full month’s rent or you forfeit your entire security deposit.
